Owner-led management.Radical transparency.
Cadet Property & Association Management was founded by Diana Cadet with a clear conviction: boards, owners, and investors deserve to know exactly how their money is managed, who is managing it, and what is being done on their behalf โ every single month. No layers. No guesswork. No hidden costs.
What transparency actually means at Cadet
Transparency isn't a tagline. It's a set of specific, documented practices that protect your community and your investment.
What owner-led management means for you
Most management companies add layers between you and accountability. We remove them. Diana leads every client relationship directly โ no middlemen, no excuses.
- No regional managers, no call centers โ you reach Diana directly.
- Faster decisions and faster accountability when issues arise.
- Board members are treated as partners, not just clients.
- We flag compliance issues before they become legal problems.
- Structured meeting coordination and documented minutes every time.
- Monthly income and expense reports โ no surprises at year-end.
- Vendor costs documented and tied to approved scopes of work.
- Maintenance tracked and resolved, not just logged.
- 7% management fee on monthly income โ flat, transparent, no add-ons.
- You retain full control over decisions that affect your property.
Small portfolio. 110% effort. Real accountability.
We keep our portfolio intentionally small so our team can give every client 110% โ 100% on execution, plus the extra 10% in availability, transparency, and follow-through.
We care for your property like it's our own. That means proactive oversight, clear communication, and a management team that treats your community with respect, urgency, and pride.
The Cadet Management Team
A dedicated team committed to transparency, accountability, and delivering exceptional property management across South Florida.

Diana Cadet
With over six years of hands-on experience managing 1,194+ units across South Florida โ from luxury high-rises to complex multi-board master associations โ Diana Cadet has seen firsthand what happens when property management companies stop caring. Large firms buried behind layers of regional managers, hidden fees, and unanswered calls. Communities left to fend for themselves.
That's why she founded Cadet Property & Association Management, LLC โ to build something different. A company where the owner picks up the phone. Where every dollar is accounted for. Where boards aren't just clients โ they're partners.
Diana's career spans some of South Florida's most demanding properties: T.O.V.E Condominium (296 units), the Duo Master Association โ a complex governance structure overseeing 3 separate associations with 3 separate boards totaling 398 units โ The Floridian of Miami Beach (335 units), and Landmark Towers Apartment Complex (165 units). She's navigated everything from multi-million-dollar budgets to emergency board meetings, always with the same standard: clarity, control, and accountability.
As a Licensed Community Association Manager and Licensed Notary Public, Diana brings both the credentials and the conviction to lead. She doesn't delegate your community to a middle manager โ she leads it personally. Because when your name is on the door, every decision matters.
